When homeowners call us about their property, they want to know how Amalfi Property Group can help them and what the process is. So we have answered some of the common queries homeowners often have:
What is my home worth as a development site?
We use a 3-step process to help you unlock the development potential of your home:
- We investigate your property in detail and review all the property information available to understand the development potential. We use a variety of sophisticated software systems and city council planning information.
- We analyze the information to find the best use of the site in accordance with town planning regulations, which will give the most value as a development opportunity.
- We consult with our team of town planners, architects and builders to accurately assess the cost of the development to ensure it will be profitable.
Why are real estate agents not always experts in selling development sites?
Here are 3 reasons why agents might not get you the best possible price for your home:
- Most agents do not have the experience, knowledge or resources to assess the best possible development use for the property such as subdivision, town houses or multi unit dwellings.
- Valuing a development site requires specialist understanding of development factors including: zoning, town planning restrictions, location of services, land contours, proximity to amenities and more. Agents may not be able to provide this specialist information which developers require before they show interest.
- Real estate agents generally do not have databases of development site buyers and cannot market directly to developers. Developers do not check realestate.com.au everyday!
Why are there no commissions to pay?
There is no selling agent involved in the process – no agent, no commissions!
The transaction is a Private Sale direct to Amalfi Property Group or one of their clients and done through each parties Solicitor.
Will I have to move out of my home quickly?
One of the best reasons to sell to a developer is they often need some time to do their research and / or apply for an application with council, which means flexible settlement dates are possible. This allows you to take your time to get your affairs in order and move on without feeling rushed. Some of our recent landowner sellers have even rented back their home after settlement while they are looking for a new home, freeing up cash to allow them better buying power for their new home. If you are in a hurry to sell, we can often accommodate this as well!
Why are there no open homes?
We do not require open homes to advertise a property, so there is minimum disruption to your privacy or your tenants. Much of the research required to assess a property is done online and through our consultants.
My neighbour is interested in selling too.
Great! We often buy two properties side by side, as this may increase the potential of the development and may also increase the value of the site.
Interested in developing your property but don’t have the experience, time or funds? Have you considered a Joint Venture?
A joint venture (or JV as they are often referred to) is the joining of two or more parties, working together with a common goal in place, bound by a legal agreement. Each party or individual, brings to the team a skill-set or resource that will enable the goal / project to be completed in a timely manner. Residential property development is a very complex and highly specialized process that carries many risks, but also financial rewards. Property owners do not necessarily have the knowledge, time or resources to develop a property on their own. Amalfi Property Group can partner with homeowners to profit from the development potential of the property.
